End-of-Summer Home Inspection: What Every Houston Homeowner Should Check

September in Houston brings relief from the summer heat and a critical window for home maintenance. The summer puts enormous stress on homes — intense UV radiation degrades exterior materials, the AC system works overtime, and storms cause roof and gutter damage. A thorough end-of-summer inspection catches these issues before they become expensive winter repairs.

Exterior Inspection Checklist

  • Roof: Scan from the ground for missing or lifted shingles, granule loss (bare spots), and damaged flashing around vents and chimney
  • Gutters: Clear of debris, no sagging or separating sections, downspouts pointing away from foundation
  • Siding: Check for cracked, warped, or missing sections; look for any gaps at trim joints that allow water intrusion
  • Foundation: Walk the perimeter and note any new cracks wider than 1/8 inch, or any horizontal cracks (which signal structural movement)
  • Driveway and walkways: Note new cracks, heaved sections, or drainage issues that accumulated water near the house

Interior Inspection Checklist

  • Attic: Look for evidence of roof leaks (water stains, daylight), mold growth, or pest activity; check that insulation is evenly distributed
  • HVAC: Note if the system ran excessively or struggled to maintain temperature; check the condensate drain for clogs; replace the air filter
  • Plumbing: Check under all sinks for signs of slow leaks; test that all toilets flush and refill properly; look for water stains on ceilings from possible roof or plumbing leaks above
  • Electrical: Test every GFCI outlet (reset button); check that the panel has no breakers in the tripped position; look for discolored outlets or switch plates (signs of heat/arcing)

Prioritize What You Find

Not everything requires immediate action.
