In Houston, that number can drop to 15–20 years due to the combination of intense UV exposure, extreme heat cycling, hurricane-season wind and rain, and hail events. Annual Inspection: What to Look For
Inspect your roof twice a year — spring and fall — using binoculars from the ground or with professional help. Look for:
- Missing or damaged shingles: Any exposed deck boards are an active leak waiting to happen
- Granule loss: Bald patches on shingles indicate UV degradation; check gutters for heavy granule accumulation
- Lifted or curling shingles: Vulnerable to wind uplift in storms

Keep Gutters and Roof Clear

Houston’s humidity makes algae (Gloeocapsa magma) growth nearly universal on asphalt roofs over 10 years old, producing those dark black streaks. Treat with a 50/50 bleach and water solution applied with a low-pressure sprayer — never power wash a shingle roof. Zinc or copper strips installed at the ridge line provide long-term prevention as rainfall carries metal ions down the roof surface. Algae-resistant shingles (containing copper granules) are available and worth specifying on replacement roofs.
After Every Major Storm: Immediate Assessment
After any storm with hail or 50+ mph winds, walk your property and look for obvious damage. Check for granules in gutters, dented metal (gutters, vents, AC units — if those are dented, shingles likely have hidden damage), and any debris on the roof. If you suspect hail damage, file an insurance claim within 12 months — many Houston homeowners don’t realize hail damage is covered until it’s too late to claim.
